- No agency fees when you buy off-plan through Louis Properties. On the resale market, agency commission typically runs around 8% of the sale price.

THREE WARRANTIES, BUILT IN
Protection That Comes Standard
French law requires every new-build property to come with the same three-tier structure US buyers already know as the "1-2-10" warranty: one year, two years, and ten years of coverage.
YEAR 1
One-Year Workmanship Warranty
Covers any defect you report within the first year after delivery. Whatever needs fixing, doors, finishes, fittings, the developer corrects it at no cost to you.
YEARS 1–2
Two-Year Systems Warranty
Covers equipment that can be removed or replaced, shutters, boilers, fittings, for two years after delivery.
YEARS 1–10
Ten-Year Structural Warranty
Covers major structural defects for ten years. If you resell within that period, the warranty transfers automatically to the new owner.

The average French home consumes around 250 kWh/m² per year. A property built to the current RE2020 standard consumes as little as 12 kWh/m² per year, a saving of roughly 200 kWh/m² per year simply by buying new. Only 20% of French Homes Have Air Conditioning
Buying off-plan means you can have it built in from the start, ducts, wiring, the right layout, at little extra cost. Retrofitting air conditioning into an existing building later is far more complex and expensive.
